PPM Homes offers premiere apartment and housing rental options in Ithaca, NY. We own a diverse selection of buildings located in the City of Ithaca. We have about 40 locations and about 160 apartments and houses. Many of the buildings are historic homes that have been updated with modern amenities. PPM has a full-time maintenance staff that is available seven days per week.

While PPM Homes specializes in off-campus housing for Ithaca College and Cornell students, many of our apartments are suitable for working people and families. In fact, about forty percent of our apartments are occupied by non-students, including faculty and other professionals. Over the past twenty years PPM has gained a reputation in Ithaca as a leading source of safe, comfortable and affordable housing.

History

PPM Homes was founded in 1985 by Peter Penniman. As a building and renovation contractor at the time, Peter bought an older “fixer-upper” home in downtown Ithaca so that his crew would have work throughout the winter. When the project was complete, Penniman decided to rent the place rather than sell it. That led to similar projects in later years, and soon managing apartments became a year-round activity.

In 1995 Peter began working with local property owners Ed Cope and Jan Klotz. The business has continued to grow, focusing on older homes in the City of Ithaca. By renovating these houses and preserving their unique architectural features, PPM Homes has gained a reputation as a great place to find a nice historic home with modern amenities. The business currently manages about 160 apartments at approximately 40 locations in and around the City of Ithaca.

In 2001, Penniman, Cope and Klotz received the City of Ithaca “Pride in Ownership” Award. They continue to aggressively pursue projects that may someday earn them a second award.

Peter Penniman and Ed Cope are also involved with public service as elected officials. Penniman serves on the Tompkins County Legislature, and Cope serves on the Caroline Town Council.
